Takeaways from ICSC Carolinas 2016 Conference

Last week, Hightower attended ICSC’s Carolinas Conference & Deal Making in Charlotte, NC. We had a great time at the event, meeting owners, developers and retailers from throughout the Carolinas. Events are one of our favorite ways to get a better understanding of the market - in particular, what trends are most impacting CRE professionals?

In the Carolinas, there is strong market demandfor mixed-use properties, a need developers are pushing to meet. As millennials move out of the major metros areas to raise families, they still expect many of the aspects of the city lifestyle. Developments and shopping centers are less grocery-store anchored and more about tying retail and multifamily together. Walking scores — how many steps does it take to get to the nearby grocery store, park, etc. — have become a critical measure in building the right suburban environment.

In larger metropolitan markets like Charlotte, commercial real estate is looking to newer concepts to draw people in. Retailers utilize fewer national chains and focus on local vendors, such as craft breweries and coffee shops, which sell locally-sourced goods. Combined with UNC campuses, these moves in retailers are helping draw the younger millennial demographic into these secondary markets.
